It has been more than four years since the Building Safety Act 2022 came into force, and by 2026, its full effects are being felt across the construction industry. The legislation has reshaped how buildings are designed, built, and maintained — but what does that mean for contractors today?

At Majestic Construction, we have worked on multiple projects where compliance with the Act has been essential. Here is an update on where things stand and what every contractor needs to know.

Majestic Construction - Principal Construction Support

The Golden Thread Is Now Essential

One of the biggest shifts is the introduction of the Golden Thread of Information. This means maintaining accurate, up-to-date records of design, materials, and safety decisions throughout a building’s lifecycle. Contractors must now demonstrate traceability for every product and process used on site.

Digital record systems are no longer optional — they are a legal and practical necessity.

Competence Requirements Have Tightened

Under the Act, all dutyholders, including contractors and site managers, must be able to prove competence. This goes beyond qualifications and includes demonstrating experience, training, and capability for the specific work being undertaken.

At Majestic Construction, we use structured competence matrices and continuous training to ensure every person on site meets these standards.

High-Risk Buildings Face Stricter Oversight

If your project involves residential buildings over 18 metres, healthcare facilities, or other defined “high-risk” structures, the Building Safety Regulator (BSR) now plays a much more direct role. Gateways must be passed at design, construction, and completion stages before occupation is permitted.

Delays can be costly, so early engagement with the BSR and clear documentation are critical.

Record Keeping and Accountability

Accountability is at the heart of the Building Safety Act. Each dutyholder, from client to contractor, must be able to demonstrate what they did to manage risk. Contractors are expected to keep auditable evidence of inspections, sign-offs, and any deviations from design intent.

Good record keeping is now as important as good workmanship.

Culture Change in Construction

The Act is driving a cultural shift across the industry — moving from reactive compliance to proactive responsibility. Contractors who embrace this change not only protect themselves legally but also gain a competitive advantage in tenders and client relationships.

At Majestic Construction, we believe this is an opportunity to raise the bar for quality, safety, and professionalism.

Why This Matters

The Building Safety Act has redefined the way contractors operate. Compliance is no longer about ticking boxes — it is about proving competence, maintaining transparency, and building trust. Staying informed keeps your business ahead of the curve.
